On the surface, the differences between commercial and residential paving services seem obvious: one is for a bigger and busier space than the other. But there are other differences as well. This blog will explore these key differences in terms of project scope and execution.
1. Project Scale and Complexity
Commercial asphalt paving projects are usually for large areas with a lot of traffic, including vehicles of different types and weights. When planning the paving of these spaces, which can be anything from a commercial parking lot to an industrial complex, paving contractors consider ways to accommodate various traffic patterns, loading zones, and specialized areas. Between the planning and potentially paving the area in sections, a commercial asphalt project can take several weeks or even months.
In contrast, residential asphalt paving can often be completed in a single phase of a day or two. A residential paving service can include driveways, walkways, and other modest areas for light traffic.
2. Equipment and Material Requirements
Heavy-duty industrial equipment is required for commercial asphalt paving services. This includes industrial-grade pavers, rollers, and milling machines. Furthermore, the asphalt used mix for commercial projects is often specially formulated to withstand heavy traffic and resist rutting, cracking, and chemical spills.
Meanwhile, paving contractors use smaller, more maneuverable equipment and standard asphalt mixes for residential projects.
3. Durability and Load-Bearing Capacity
Because commercial asphalt paving will be used by various vehicles, from motorbikes to delivery trucks and heavy machinery, it requires a strong base of compacted aggregate material. Excavation and grading may be required to create such a solid base. Once the base is prepared, commercial paving contractors will spread a minimum of 3 inches of asphalt.
The base of residential asphalt paving must still be strong enough to support the weight of the concrete, but its preparation is much less extensive. Paving contractors often apply only 2-3 inches of asphalt to residential driveways and walkways.
4. Regulatory Compliance and Permitting
Both commercial and residential asphalt paving projects require permits and compliance with local regulations. However, commercial projects must often meet more regulations and standards than residential ones. Therefore, obtaining permits for commercial asphalt paving projects can take longer than residential ones.
5. Design Considerations and Aesthetics
For the most part, commercial asphalt paving prioritizes functionality and efficiency. It must optimize traffic flow, maximize parking spaces, and ensure safety. Aesthetic considerations are important, but ensuring proper signage and markings, such as line striping, are the priority.
However, in residential paving, contractors may offer decorative elements like stamped patterns or coloured asphalt to compliment landscaping and other decorative elements that enhance curb appeal.
